Current Position: BuildROI is at proposal stage: no live projects have been completed. A government-funded pilot is proposed to test it properly, and homeowners are not asked to pay anything in the pilot. This page describes what the pilot would test.

Every milestone is checked by an ex-builder Project Manager who has done the work and knows what matters. They judge it against the standard, so you never have to be the awkward one. If something isn't right, it's fixed before payment is released.

Your PM takes three types of photo at each milestone (wide, detail and measurement), dated and stamped, and keeps a record of every change. Nothing relies on memory or goodwill.

Your money is held with an FCA-authorised escrow partner and released only against verified milestones.

BuildROI's Resale Ready File works the same way. Every verified step is a stamp in the book — the boring bit nobody enjoys, and the exact thing that turns "trust me, it was done properly" into proof, when it actually counts.

Time spent now, verified and on record, is money available later — and the alternative, if something goes wrong without it, almost always costs more of both.

Alongside the New Government Measures

Government has announced an Approved Code for traders and a payment system that links payments to project milestones. Both help. BuildROI adds an independent Project Manager who checks the work itself, plus a record of your job that you can keep.

What Would It Cost?

In the pilot: homeowners are not asked to pay anything for BuildROI. The pilot is funded separately.

If it works: the longer-term model is a fee of 10% of the job cost, added to the overall cost and paid as each milestone is verified, with government adding 5%. For comparison, the Federation of Master Builders recommends setting aside at least 10% as contingency, and 15% or more for older homes or structural work. The 10% is paid in addition to a contingency, not instead of one. The aim is that independent verification reduces how much of your contingency you end up needing, and the pilot is how we find out.

What comes back: part of the 10% is an investment in your property's record, not only a cost. The Resale Ready File is yours to expand, with your own warranties, guarantees, manuals, receipts and any later work, so it grows more useful every year you own the home. We believe a documented history can help when you sell, remortgage or insure. We can't promise a difference in price, and the pilot is how we find out, which is why we ask about the resale story.

Taking Part: What We Ask in Return

Homeowners aren't asked to pay anything in the pilot. In return, we ask for four things that help build the evidence. None of them is financial:

Your side of the story

A quick check-in during the project and a short, factual note at the end, so the independent evaluator can see how it felt from your side.

A check after handover

A check-in after 30 days, and a later follow-up, so any problems that appear after completion are recorded.

The resale story

Your permission to contact you if you later sell, remortgage or insure, so we can find out whether your Resale Ready File helped.

Your evidence, anonymised

Your consent for the evidence from your project to be used, with names removed, by the independent evaluator.

If you're happy to, a short testimonial or case study would also help. That is entirely optional, and your Resale Ready File does not depend on it.
